In a market where the tokenization of real estate assets advances towards 16 billion dollars, trust is no longer built with static PDF reports. The Family Offices, emission platforms and regulators require physical, legal and cryptographic verification that eliminates the risk of toxic collateral. Standard Prop Trust Verified Standard (PTVS) v1.0 is the definitive answer to the “Physical Oracle Gap”.
1. The Problem: The Straight of the Physical Oracle in Real Estate
The blockchain guarantees the immutability of the digital register, but it is blind to physical reality. A token that represents an office building in Madrid or a resort in Dubai is as solid as the underlying asset. However, traditional methods of due diligence present critical failures:
- Temporary decay: A “Day 1” rate does not detect structural pathologies, humidity or degradation that appear in “Day 180.
- Lack of Transfrontier Validity: A local expert report lacks automatic admissibility in courts in New York, London or Singapore.
- Vulnerability to Manipulation: PDF documents can be altered without trace, facilitating double-pignoration fraud or the concealment of levies.
2. The PTVS Solution: The 3 Layer Protocol
PTVS is not a simple rate; it is a Qualified Forensic Testing Register (QFER) that transforms a physical asset into an institutional degree “Probatory Active”.
- Layer 1: Forensic Documentary Audit. Comprehensive tracing of the chain of title, licenses, energy certifications and crossings with public records to detect legal anomalies.
- Layer 2: In-Situ inspection by PTCE. Compulsory visit made exclusively by a Prop Trust Certified Expert (Colegiate Judicial Expert), who applies standardized protocols for structural and operational evaluation.
- Layer 3: Criptographic anchor and eIDAS 2.0. The report is signed with Qualified Electronic Signature (QES), it is assigned a timestamp RFC 3161 and its hash SHA-256 is anchored in the LO-PR Immutable Registryguaranteeing its judicial admissibility in the EU and beyond.
3. The Ecosystem of Real Estate Services PTVS
To meet the different needs of the asset life cycle, we have developed a specific service suite. Each inherits the robustness of the PTVS core:
) Premium Verification (Silver/Gold)
The gold standard for Family Offices and RWA emissions. It includes termography, advanced pathologies analysis and risk projection APRIS.
Basic Verification (Bronce)
Essential Validation of existence, general status and basic documentation for low-risk portfolios or periodic monitoring.
Rate for Golden Visa
Armoured reports that comply strictly with the requirements of consulates and alien offices, with total legal validity.
)️ New Work Reception (Snagging)
CAPEX protection of the investor. Forensic identification of building defects before the final acceptance of the promotion.
Due Diligence Comercial
Comprehensive analysis for mergers, acquisitions or capital entry, evaluating both the physical asset and the operational viability of the business.
4. Why Institutions Demand PTVS
The adoption of PTVS is not just a technical improvement; it is a regulatory and trust imperative:
- Compliance MyCA and Basel III: It provides collateral safeguard evidence that regulators are beginning to demand for ARTs (Asset-Referenced Tokens).
- Fiduciary protection: Family Offices administrators can demonstrate that they performed due diligence (Due Diligence) with the highest care standard.
- Legal Interoperability: Thanks to the signature eIDAS 2.0 QES and the Apostille of The Hague, our reports are recognized in more than 125 countries without the need for additional affidavits in many cases.
